What local businesses need most to improve is the traffic to their website and the visibility on what’s known as the ‘local pack’ or ‘3-pack’ in Google Maps or GMB (Google My Business). This is the block of three business listings that appear below the map in the results displayed after a Google search with local intent. The have your business information, address, hours, description, phone number, etc. So let’s say you’re market is Detroit. When someone searches Google for: sell my house fast, get a cash offer on my house, etc in the Detroit region, Google displays what’s called a ‘local pack’. Essentially its a map cluster of local businesses who service the region that the Google searcher is searching from.
Most of these searches occur on mobile and as you can see to the right a user can simply click to call you. Being listed in the top 3 of the local pack drives FLOODS of inbound phone calls in any given market. On desktop searches the user can click to visit your website or click to view your map listing information and call you. For our sake in this niche, we want the mobile traffic. We want those instant phone calls.
Local SEO
Organic local SEO has a geographical component. If a user searches for industry + location, the search engine knows that the search has a local intent to it. So again, as an example, if you are an REI in Detroit and someone is searching Google for: ‘sell my house fast detroit or get cash for my detroit home’ below the GMB listings (map pack as described above) in the organic portion of the page they will show your local listing. Search engines will also assume local intent in some searches. Searches where a user types something like: ‘cash for houses near me or we buy houses near me’.
And all search engines want is to give the user exactly what they’re searching for so they will show local listing to the user for those searches as well. The areas highlighted to left are the local organic results. As you can see they are directly below the ads on Google & Bing and also when GMB listings show, they are below them as well. Since traffic from Google has such high-intent, the seller leads you get from SEO traffic are generally much higher quality than other search platforms like Bing.
